All of the duplexes in the neighborhood are white vinyl.

I have bought several investments under that price, in fact I just closed two duplexes in the last 30 days for well under that amount.

Don't knock yourself out paying off that 3% loan if you can take your money and make 15% somewhere else (house hacking a duplex for example).
