I find that deeply discounted properties that scream motivated seller on craigslist does make my phone ring the most for finding buyers.I also had success with direct mail postcards to that zip code to non-owner buyers who bought in the last 5 months.Those are my successful things in finding buyers.Finding sellers is an entirely different problem for me.

If that is the case finding the owner is no problem it is on the eviction records at the courthouse.Stay out of war zones, drive by the property, is it even worth chasing, check to see if owner owns other properties, if they do they are not likely to sell because this is upsetting but not upsetting enough to sell at a highly discounted price.

If the closet is on an exterior wall then it has two strikes against it and will very likely grow the light grey/light green stuff you're seeing on doors, clothes, and especially leather shoes or boots.I wouldn't discount that there "might" be a leak somewhere.
