I am able to see everything going on with my properties and tenants like it as well as the website makes it easy for them to pay, rent payments are reported to the credit bureaus, and they are able to submit maintenance request through video and a short description of the problem.

if the cap rate calculation is right (can't tell you how many times i have found it isn't) and reasonable i do the following:i've created a spreadsheet broken down by 1)basic prop details (address, tax ID, asking price, prop description (i.e. 4 unit, 2 bed, 1 bath), year built, average rent per unit) and the date i reviewed the property 2) loan details (estimated sale price, down payment, closing costs (estimated), interest rate, term, estimated cost to rehab/fix stuff on day 1, 3) financial details, gross rent, rent reserves (typically 3 or 5% of gross), disclosed expenses, my estimated expenses.
