well, you do of course and yes, even if your DSCR lender does not pay to report to the credit bureaus. the credit report is not, nor has it ever been the arbiter if you have a debt or not nor is it the only way the an underwriter will see that you have a debt.)

While I consider him Very knowledgeable, we have very different investment philosophies but both seem to have done well with our investment philosophy. 

When choosing a loan officer, make sure you find someone you mesh well with and you trust to have your best interest at heart.

I’m not making much on rent and the house needs HVAC upgrade as well as cosmetic repairs.

If you have experience with Kauai, i would love to get your feedback on specific zipcode/neighborhood to invest as well.

Then there is also a homestead exemption as well.  

This would be both a risk mitigation strategy as well as a bite size learning opportunity as I intent to manage close to all aspects of these for at least the short term (want to be an expert in the day-to-day operations before hiring this work out).
