A couple of things. 

I thought fair market value is the HIGHEST comps in the area.I asked my appraiser why was his appraisal so low and I gave him a couple of comps that I had to show him there were significantly higher comps in the area and he simply said that he knew something was wrong with my comps and that he did not have enough time to verify my them due to time constraints.He appraised my property for $75,000 in an area where land companies wholesale for $100,000+ and solar developers pay $250,000+.

Though between the two of us, we have enough cash on hand to buy the property outright, and currently have a couple other income producing rental properties, a conventional loan is going to be hard to come by. 

For me specifically, I bought my personal house a couple months ago at 10% down.  

@Jesse Mills  Just in the for whatever its worth file if I get a message from anyone that even looks canned etc I turn them in for spamming.. you need to make your messages somewhat personal and take the extra couple minutes.. don't just cut and paste

I'm in Waukegan and working on a couple right now.

I'm in contact with a seller a couple weeks from auction date.

I would think a very basic site describing what I do and introducing myself (along will fillable pages/forms) and in a couple months going with something more elaborate (functional).

One of the problems is that it is surrounded by a couple of lower income communities.
