This facility is already operating with a good reputation, the operators wife is also a nurse for many years.I don't have the full downpayment myself so I am now talking to my friends and industry experts to take a look at this.

Rental increases are usually related to new facilities, greater efficiency, and a better property management firm being put in place at acquisition.

Maybe you can create a franchise model for new dentists coming out of school that they can buy into and you provide them with the equipment, facility, network, team, etc., but it's similar to a McDonald's franchise model where you own the real estate and collect the passive income of rent and royalties?

Manage Chicago did a great job on the construction, leasing, and management of the facility for me starting the rehab within 5 days of me closing and finishing it in under 40 days.

Ready to start buying (buy and hold strategy - SFH, Duplexes, Quads, Storage Facilities, Trailer Parks, small Apartment Communities) and meeting with mortgage broker next week. 

Storage facilities and mobile home parks seem to have the most action. 

I was thinking that that would add to the value of the property and if there are at least 3 bedrooms there's probably 2 or more people staying in the property so it would make sense to have an extra facility for satisfaction of the tenant.
