Among those, some are property problems, many are title related however most are people problems common to all real estate.

(You may say "new tub and tile," and get exactly that, but be hugely disappointed with the finish) Once you get your hard numbers, it's easier for a laymen (with common sense) estimate general  labor/skill cost.

Hopefully, your Dad is a long ways away from that, but if you do hold onto the home, placing it in a Trust might be a wise thing if declining health could make that possible in 3-10 years?
