I'm just getting the hang of being a landlord with one property.

Hopefully they leave the mail hanging around and may see 2 or 3 reminders of their motivation to sell and the day they are ready your letter will be there. 

Also, my brokerage that I hang my license with has been an asset as well.

I would absolutely pull permits for any major electrical, plumbing, or structural work but you won't find me pulling permits to replace receptacles or hang some drywall, regardless of what the local mandates are.

Hello All,I should be looking to hang my license with a brokerage in the next couple weeks. 

If it cashflows and you want to hang on a bit longer to see if that appreciation happens, then #3 is a go, unless the buyer pulls the plug.

A lot of agencies will not allow you to hang your license with them for property management.
