I wanted to leave my job from day one but I had tons of buddies and made good money.

I would prefer something that is not a complete gut job for our first deal to to lack of experience and time to manage a full remodel.I really want to use traditional financing since I am good buddies with a mortgage broker who has taken amazing care of me in the past.

As a property manager with over 15 years in the business, my clients have run the range from "Let me call my buddy to just put duct tape on it" to "Spare no expense, I want my tenants happy at any price." 

I am currently in my last year of college, and my buddy (who is also interested in real estate) graduated college last year.

You would need to get Power of Attorney from your buddy.Of course, you are on the hook with your buddy since if you default on the mortgage payments, then his credit score is screwed.Good luck.

Hi all - few details about my situation:- Bought a house with my buddies in Arizona to get in the STR game- I am the only borrower on the $180k loan- My 3 business partners and I are on Title, Deed, and in an LLC together- I may want to buy a new primary house next year for my wife and IThe mortgage is only in my name, and this $180k mortgage negatively affects my DTI ratio currently.
