@Byron Grim part of the BRRRR strategy is finding a property that you can add significant value to, so that you can boost the ARV.  

It is important that you adjust your mental attitude.

Unless you suspect there is a willful neglect, bad hygiene or mental health aspect that caused the bed bugs and wasn't just bad luck, don't evict; have them do a written payment arrangement.

Once someone was renting mentally it became easier because I knew all my payments were going to be covered by that one side.

Family is first but it still is your career and maybe even a 1% commission could help boost you in the right direction.

I have one lady now we're evicting for possession and she's staying there past her lease, I know she's not reasonable (downright crazy TBH)-- Cash for keys wasn't an option, she's got mental issues and honestly I'm happy to have it file it on her record to warn future landlords!   

According to them, my spouse and I could handle the portfolio while maintaining our current jobs (both essentially 9-5), basically grinding our nights and weekends to boost our household income by appx 50%.

I say NOW HIRING signs everyone and talk to the business owners and they all say they just can't find anyone because nobody is applying, (probably because of the unemploymet boost) so don't let that scare you. 

A quick mental average should be fine for a first cut, or for more detailed due diligence make a spreadsheet with all the rents and then features or amenities available at those places that are different from your potential rental house. 

Create posts explaining the work, pictures boost your response if you can get them, detail your situation and a request for references/anyone looking to complete some work.I almost exclusively use my local FB group, and it is exceptionally helpful.
