You can't be owner/builder unless it's your primary residence, and if you call it that, and if you plan to flip house in less than 12 months owner/builder permits become void.

I just remember it because I could not figure out why no one else bid  LOL.. kind of like the newbie or maybe you call them the idot who bids on a second thinking it is a first.But I had another one were I was very worried IE I was the only bidder.. a Romanian dude showed up but he just had a personal check ( Orygun is cash on the barrel head that minute).. and it was a 400k purchase.. but I am a developer and builder most foreclosure folks are not they are just flippers.. and I knew this one had a particular high density zone that would allow 24 homes.. so I got it for the 400k flipped it to a builder fo r650 in a matter on a month or so.. that one worked out. 

I would look into a builders risk policy.

I had called a few other RE Brokers , Banks and Trades people to get some leads on Builders , Lawyers , Civil engineers , Plumbers , electricians etc .

You will need to hire a custom builder.

I do , but now I am smelling a static, old blanket, musky oder and 9 times out of 10 the budget is a thing of the past.This sounds crazy but some projects are cursed and you have to keep your guard up or they will bury you.I've been a builder for 11 years and I have no idea why he won't just put the damn recess cans in so we can mark it of the list.This Ac register is too small. actually they all areIt's 1:00am and Tacho is checking outThe point of the story is, jobs go smooth, jobs go horriblly wrong and will continue to UNLESS someone who is vested and someone who is not you sets the deadline.

On the lease I list all occupants by name and no body 18 or over can move in or stay more than 7 consecutive days.

I have no idea why the original builder agreed to this easement but I imagine it was a tradeoff to allow building right up to the property line.
