There is a new 20% pass through deduction you may qualify for that could help you, but not everyone qualifies.

It may be easier to act like a bank offering some people a financier with a lease option  and make them your typical lease people because they  want they want home ownership someday and become an owner but they did not previously qualify for with a loan from the Bank. 

Shoulder buyers are those that are close to qualifying but come up a little short on down payment or credit.

I will go back to the drawing board and ask for more info this unit. 

Being good with your hands doesnt qualify you for the type of management @John Warren is describing though.

I know this is not what you are asking, but make sure you use a good reputable qualified intermediary when you do the 1031 exchange.
