Not only do tenants not change the filters, ever no matter how many you give them, owner occupants don't do it either.I'm inside a lot of houses, and I always check the furnace filter. 100% of the time, it's black as midnight.

We painted the ceiling black, the walls white, and put down carpet.All in all, I'd estimate I myself have over 900 hours into the project.

Would a MtM lease with blackout months be legal?

I'm wondering if it would be legal to have a MtM lease with November through February blacked out, that is: they can't give notice for the 1st of those months, but any other month is normal.
