Hello, Can anyone recommend any builders operating in Northern NJ who build quality homes at a price point acceptable to investors?

Generally Brentwood is going to be pricier and have more traffic because of the closer proximity to town, but where I live in Franklin the traffic is never really bad at all, especially compared to Nashville.

You can minimize your mailing cost by removing bad addresses from your list.

I like using rentometer and craigslist to gauge averages in a specific area - craigslist is a good resource as people generally include photos so you can see what kind of quality the unit is.

I know, this was also some guru idea long ago, not just a really bad idea but is illegal when accounting plays on financial statements .You need a second party as a lender:)

Buying a property sight unseen is always a bad idea.  

Hyde Park is overpriced; it is a very nice area but you can certainly find quality places near there in such places as Oakley, Walnut Hills and Norwood.
