Most articles I see on tenant applications have to do with running the application and using the fee, but I haven't even ran it out of fear and disappointing her(unrealistic).

The consensus seems to be that you can get a lot of the information by exploring Bigger Pockets offerings such as downloads and podcasts, plus reading posts and asking questions.
