@Elijah WichersI assume many of the people responding here haven't ever bought a house with PMI so I am going to respond with real world PMI numbers here.I just bought a primary residence home that has an ADU out back for $352k.

I don't have experience in the AirBnB world and I think it's possible you can have great success with it whether you live close to it or not.I think having that much equity that isn't doing anything for you, unless appreciation is still going crazy, would be wise putting it to good use.

Our market in the Dc area is out of this world at the moment soooo I understand where you’re coming from.

You can take your required course online, or in person in Dallas....I recommend in person as you learn more, can ask real world questions and maybe make a few contacts.
