I'm in the Washington DC, Maryland and Virginia market.

In Virginia when I worked for a commercial company we would lock them out after 5 days of non-payment.

I would like to use my 2nd tier VA loan to purchase this, but I know they wouldn't do it for 4 different properties.

I'm in Virginia and I suspect it's due to the wicked winter we had.

My area (Northern VA) is experiencing a lot of growth and the trend can be seen in rising home prices.

Sorry to hear about your friend.Not sure about your area but in VA all the injured would have to do is find a WC attorney (who would get paid statutory fees) and a employment attorney (who would get paid statutory fees) to have a field day on the boss.
