Here is the story:I have 90K cashI'm looking to buy an investment property for cash flowMy credit score is great (above 800)I don't have any debtIt's the first house I'm buying Trying to get a mortgageThe problem: my income is low, 25K a year.In this conditions the banks wouldn't give me a mortgage since they say that my income minus my current rent and other expenses doesn't leave me any cash for a mortgage payment even that I would be renting out the property I'm buying and that would cover the mortgage.Any ideas how to get a mortgage with those numbers assuming I'm not going for primary house?

Purchase price: $175,000Recent bank Appraisal: $230,00It now rents for $1150 a unit.

This will continue to work until it doesn't and then I think it will get ugly.So, to help us BP members, investors and syndicators alike I would like to encourage everyone to look at this metric.It's a bit hard to calculate because it's not just the amount you are paying on your bank loan but rather that plus the amount owed to the investors on a syndicated deal.

Since the bank will pull the funds back out of your account when the check doesn't clear, I book the check against the rental income account and not as an expense.
