Our STRs are in TN and we had one in Gulf Shores, AL that we just sold for a 1031x and we are now buying in FL (under contract) and TX I believe.

Ryan I've wholesaled a few properties lately and investors are starting to ask me more about the South Shore, East Garfield Park, Humboldt Park, Chatham neighborhoods.

If they are getting a roommate that is temporary that is a travel nurse that is different. 

One thing I think is interesting and we are both on Agreement on, is affordability improves significantly next year, dropping from 8 to mid low 6’s is something like a 15-20% improvement on the payment and “only” mid single digits price growth would unlock some affordability (Though I will say for the dc metro there will still be strong argument’s for renting because of how high the payments vs rent will still be , Baltimore and the eastern shore which are two much cheaper markets will probably start to become much more clear to buy).

Pretty much everything I do, I look for wind to catch in my sails and waves to ride to shore.

I'm looking into purchasing a STR beach house on the Jersey Shore that I can use occasionally and rent at least enough to cover the mortgage.
