I have found that many times an over-sized ownerless lot is actually a paper street where a road was slated to be built or is a dedicated drainage easement that cannot be built upon.If the parcel is not recorded or  platted, start to do a chain of ownership to where, and if, it might be encumbered somehow.

Just send it all to me - at least I won't try to scam you out of your money :)Seriously, be cautious when you disclose that you have significant sums of money on the internet, as that will attract all sorts of scammers and riff-raff trying to separate you from your money - especially by proposing things to you that might seem like good opportunities on the surface.

I want to be a decent neighbor, but how do I proceed without setting a precedent that we will do this in the future, since we are doing what we think needs to be done to resolve the issue on our end (exploring basement drainage improvements and keeping the drain clear).
