They can't possible accept personal responsibility for their actions, so when they don't get their deposit back - it must be your fault - you EVIL RICH LANDLORD (it couldn't be the fact that they didn't follow the lease or left the place trashed).

I think having an understanding of investing is a good start - by reading biggerpockets and trying to learn as much as you can on your own, so that when you ask questions they are a little deeper and more thought out than, "how do I become rich" or "what is flipping" etc...

Its an entrepreneur magazine and they do in depth interviews with the those who are rich and not so famous.Aside from that I use BP (duh lol) and Activerain (but I do have to say they are not investor friendly so i just really lurk there and don't participate )
