I would recommend teaming with a realtor and/or negotiator who can do the communication and negotiation with/for you, so that you are not turned down as a buyer by the bank.

My wife and I are on the hunt for a realtor that is on the same level as us.

That seems like the kind of information they could provide quite easily, also would like to build a relationship with a realtor in that area.

My realtor told me the market value of the property would be in the range of $290 to 310K.

I have not yet purchased a rental property but I have been pre-approved through my national bank and am ready to start looking for a realtor and property management company. 

Any realtor/turnkey companies/PM recommendations are highly appreciated since I haven't purchased there since 2009.Anyway, very excited to explore this next chapter and see what's possible.
