Need a Realtor with REI experience

My wife and I live in Del Valle in a 2 story 4 bedroom home and we are wanting a 1 story with a large yard, large living, dining and kitchen, even considering downgrading to a 3 bedroom for the right home. I want to use this opportunity to jump into real estate investing, wifey would need to be talked into it as she does not like to take risks. Anyway, we are older now and have grandchildren so want a home to have all of our family over for holiday gatherings. My idea is to rent out our home in Del Valle and make a purchase on a fixer-upper that is not too much work. Any help would be greatly appreciated.
