Here are what I got so far:1) Insurance is too high in FL because insurances including hurricane coverage, pretty much like my own home which is located in Houston's hurricane zone.

@Ryan Allen I also looked at multi family deals and agree that the cost has sky rocketed but if you are looking to house hack, living in a multi and renting out the other unit might still cut your living expenses in half if not more (considering the low rates right now).

We had a partner from Houston that is fully integrated (purchases, manages and renovates) their own properties and during the oil crisis that hit a few years ago, occupancy fell off the cliff for Class A but for their 10+ properties, they showed us that their occupancy stayed healthy and actually increased slightly during this period showing the lower beta of this asset class.
