Not it's not just cut and dry you can get double rent even though you're entitled to it so don't listen to me and do your homework on it. 

This is allowing me to brush up on some skills that one i haven't used in a few years and two learn some new skills in the construction filed, like dry walling.

The lending field seems cut and dry on the basis that once the rate and approved lending amount is locked in the client should be able to work with a local agent, and not have any other strings attached on the lending side.

BUt all in all if he is putting up the money and your getting cash flow from your hard work this would be a big boost to your ability to partner better with him in the future (probably up to the 50/50 mark when you have some skin in the game on deals.) 

I was ok with giving up some of the upside in return he has skin in the game and incentivized to stay on time, on budget, and put in a little extra work.

Water should readily drain without any back-ups.Exhaust fans: should be free of dust.Floor should be clean and dry.

@Gary Clisele Turnkey returns vary greatly and the key factor is having property management that has skin in the game.

The problem I find with turnkey options is that you generally have to put 20% down as an investor, which means your savings dry up pretty quick.  

Go to HML, do a few flips and keep some dry powder in case of emergency.
