Hope the deal works out for the OP didn't read deep enough to see if it was a good deal or not, but one thing that stuck out to me was someone saying Maple Heights, Ohio is one of the fastest appreciating markets in the country.As the biggest player in the space in the Cleveland, Ohio market I am here to tell you all unequivocally Maple Heights, Ohio is not one of the fastest appreciating markets in the country.

We do have C-/D/F areas, but they are much smaller and do not support huge PM companies that probably have a line-item budget for firearms and bulletproof vests.

Therefore I invest in neighborhoods on the east side of the city (Evanston, Norwood, Madisonville, Pleasant Ridge, Deer Park, Madeira, Kenwood, etc) - my basic rule of thumb is to stay as close to Interstate I-71 as you can.If you are okay with C,D class areas in exchange for higher cashflow there are neighborhoods on the west side of the city or further away from downtown that can accommdate this.Downtown neighborhoods (Biz district, pendleton, OTR, Mt adams) are really going to be your higher end plays that can still cashflow enough to cover all of your expenses but CoC is going to be <5%.

If you are dead set on it, there are ways to create cash, but you would need to find a way to market to pickleball players that would be willing to stay together for a weekend to play.
