I have recently spoke with a property manager about which areas currently offer the greatest balance between cashflow and appreciation.

How big is the loan balance?  

Most 401ks, you can take up to the lesser of $50k or 50% of balance out as a 401k loan.

I'd prefer to not have to use any of my savings up front and keep it as reserves for the property so I'm interested in others opinions on finding the right balance within this specific context.

If that was all, deduct cost to dispose and give him the balance, if any...

put together an amortization table and compare the 5/1 ARM and the 30 year fixed... if you paid both at the 30 year fixed payment (with the balance on the 5/1 ARM going towards principal). 

What, do you have 10 cashiers checks in varying amounts for the deposit then run to your bank to re-deposit the 9 you didn't use and start the wiring process for the balance before 5pm? 

I'd bet the 7th comes and goes with your checking account balance not improving.
