I will also get a signed and notarized Limited power of attorney so I never need their input again down the road to sell to my tenant buyer (I sell on a L/O and not owner financing) when they bring in new financing.

You mentioned making sure it will cashflow, doing a L/O with the seller for less then the amount owed on the mortgage payment will allow you to set the price at which you'll pay a month.
