I have not personally known any one who has lived in those condos, but take that anecdotal evidence for what it is worth.This is all irrespective of whether the deals make sense or not or whether financing would work out.

I always submit a proof of funds letter and substantiating evidence (list of repairs, low comps, mold, structural issues..etc) if my offer is very low vs. the list price.

But it seems fairly evident that the best idea to optimize rate of return (I have yet to crunch numbers on this) is to sell when the market is clearly overvalued and then buy in cheaper neighborhoods when the market is low to capture that appreciation as well as high rents in Oakland in general.

Rehabbed a house, under contract with a buyer to sell it post-rehab, home inspection just came in and found some evidence of some mold in the house, which I suspect was caused by humidity or maybe was there when I bought it and we missed it somehow.

There are a few apts but the last one was in the 80s.There is some evidence of water issues in the roof of one of the downstairs units, the ceiling was cut out in a bathroom, but I could not get access to the upstairs or roof to see it.
