Some things to keep in mind when doing this strategy: 1.

Water stains will keep coming back and regular primer and paint will not do the trick.

I like the idea of just having a seller credit to keep it simple.

Keep an eye on how loan rates move and try to guess their next step, as even a tiny rate change can mean more or less money each month.
