I don't think we can expect at this price point the flooring to be like the vinyl you walk on in large department stores like walmart (those are commercial products)... but for the price, as long as you realize that there is a give and take, you'll be fine.

Licensable vacation rentals are obviously in high demand and offers can become quite competitive, I don't have any formal statistics but I'd say a quality active or eligible vacation rental sells at least twice as fast as a non STR property, the majority within days..My best advice to investors shopping for a hot or high demand asset class is:- Prepare & Practice: Get your ducks (GO UO!)

I don't see loss of rent coverage on this quote - you should get that.This quote does represent the right type of insurance at least.In terms of when to start the policy, you'll want something right away so it's just a matter of how quickly you expect to have tenants and the vacancy provisions of the policy you're purchasing.A good agent can walk you through that.

Our offer was accepted yesterday, and our five day due diligence is supposed to start tomorrow.From what I have thoroughly studied on the comps, they do sell within a decent time frame and for much higher than the purchase price, although the majority of comps are slightly larger in sqft.
