I personally think that condo HOA fees are very reasonable because of the economy of scale and HOA board is usually all volunteer (no 10% PM fees).The reason that I am against condos as a potential rental is not the HOA fees, but the power of the HOA.

The way I have seen it organized is a partnership that is actually the project, and then a QOZ partnership that invests in the project - this helps consolidate all the QOZ investors, and thus your reporting obligations and disclosure obligations are more streamlined.

If you ever have to hire a handyman, watch what they do so you can do it yourself next time.And if you have any handyman friends, volunteer to help them on some things for free.

I would try to see if your state's Bar or Realtor organizations have similar docs posted on their website.
