FYI: Aftert the listing agent for this property said she'd spent a year sending letters to the title holder of the double wide (it was NOT forclosed on ~ has back taxes and has been vacant for years) I had to do this my self.

I would be really careful about getting into a situation where you might be forced to either foreclose or evict a family member if they don't pay.Personally it would be tough for me to envision a deal from a family member that I would want to take on.The actual title holder wants me to just take they property from them for the taxes.

I would certainly double-check this since FHA loans from years past had PMI end sooner (now it is permanent) so please check your mortgage statement or call your mortgage holder to learn how much your PMI is and when it will go away (if it ever will).

The attorneys will search the public records for any claims against the property (e.g. mortgage, property taxes, liens, etc.) and also reach out to lien holders to get the actual balances because what's recorded is usually only the original principal amount.

New York is a Judicial Foreclosure State which means the mortgage holder must sue the mortgage holder and receive a judgement from the court which I assume is public information.
