My personal 2 cents (just from working in the city for almost a year - I work on Broad St.) is that the "corporate" area feels fairly safe, just because of the presence of the large companies and universities, and I've heard the ironbound area is up and coming.

And no, when I was in college @ Monmouth University I flipped ten houses up here in Essex County. 

You do everything until you make enough money or business that you can fire yourself from the lowest paid, lowest value jobs first until you get to a point where you can virtually fire yourself completely.
