That policy provides an added layer of Liability (usually in increments of $1,000,000) above your Homeowners, Auto, Boat, Motorcycle, Dwelling Fire policy,... 

My policy requires me to carry a higher liability in auto too...probably because someone is more likely to have an auto injury claim than someone getting hurt on your property.

Our best tenants financially were those that worked at a retail store 30 hours per week, in other words any medical, auto etc emergency was not insured and they were one incident away from total financial devastation2.

If it was me I would just slighty reduce the price to $25 less in Zillow so that it auto populates again on renters radars thru Zillow and see if that helps.

Hear me out.Usually the process is that first, you select a market you are interested in (especially for OOS investors) and then look for boots on the ground.Over the past 6 months, I have selected a few interesting markets and have interviewed multiple agents in each of those markets.One of the things I noticed is that the vast majority of agents don´t offer any unique selling point other than representing someone when an MLS property is found (either by buyer or by an auto search they set up).In today´s market conditions, it is increasingly more difficult to find a great deal on market.If I could find an agent who "drives for dollars", cold calls lists etc and actively searches for great deals, I would be willing to invest in other markets that are not on my radar.Thoughts?

I have been asking my agent about putting a policy in place, but she says since it is personal assets, an umbrella policy must be applied to my auto policy and extend coverage to the real estate.
