Private financing - such as a vendor carry - are often structure along these lines: interest only for 3-5 years or interest only for the first 2-3 years with annual principal re-payment amounts required in years 3-5.In the commercial world, bridge or mezzanine financing often looks like this.In the end, it all comes down to math:  what use of capital yields the best return.

Regarding taking a 401k loan: You would have to confirm that your 401k plan allows for a 401k participant loan (and that you have not had an outstanding loan in the last 12 months - if yes, your ability to borrow will be reduced by the highest outstanding balance over the last 12 months).If yes, you can borrow up to 50% of the balance not to exceed $50,000.The repayment terms are equal monthly/quarterly payments (as you prefer) of principal and interest (e.g. prime + 1%) spread over a 5 year term (or longer if you will use the loan to purchase your primary residence).

While homeownership is still a challenge for many, I can also see that in the next downturn, because of the recent increases in rents, renters may start doubling up and sharing rooms.If rents dropped enough or vacancies rose enough so than the property's income could not service the debt, the lender could call for repayment and that would be the beginning of the end for the investors investment.My suggestion at this point in the cycle is to find sponsors that have been through the last recession and projects that are conservatively leveraged.
