I would love to receive advice from people about what to look for and not when crunching the numbers on a potential property.

There are great people here which could guide me in the right direction and I appreciate any advice.

If you need to know how to find them, one recommendation is locate people who have bought properties for cash in that area, then cold call them to see if they're looking for more.

Some people just don't care about back yard fences and there are places where most people have wide open back yards without any fence. 

And what specific people I should contact before starting.

Short term rentals can work in urban areas too...people travel for many reasons. 

I know of people going with Credit Unions getting significantly lower rates than the rest of the market, but then I know of plenty of lenders claiming that you can’t get that at all.

Whether it says Passive LP, creative financing, fix and flipping, notes, Short Term Rentals, seller financing  etc - I am at the bottom - I can scream no but I far too often hear stories of people quitting their job to pursue real estate and then end up very unsuccessful. 

these people are not real.. why bother ?
