Are you familiar with typical chain store deal terms?

This takes a bit longer, but the properties typically go up in value a lot faster, are easier to rent, and you get more out of them.

We ended up starting to pay rate three or four months later, which even that was severely discounted from typical prices in the area.      

Your typical "cellar dweller" tenant is  generally of a much lower quality and can/do cause issues.  

We typically syndicate our equity requirements for our acquisitions through accredited investors and institutional investors.We have never done any TIC or DST and are very interested in learning more about how to find investors who are looking for 1031 like kind exchanges. 

you can search by score and see what banks, merchants approve in that range, and what bureau they pull from typically. 

Doesn't sound like you're "seasoned" yet (typically 6 months), which is why the bank won't refi based on a new appraisal.

Should take 10 minutes to upload these lists or names to something...and the magic would just happen and mail would hit peoples doors.Also, an ability to have a list scrubbing feature would be great as people call to be removed, complain, etc can be taken off.
