I've been doing this over 10 years, but I'd love to learn from anyone who has built a bigger business and has leveraged their time.My general goals:-Do more deals with less of my time.

We currently live frugally, have no debt, have built up our savings account and now we need to put it to work for us.I have some accidental experience with rental properties that weren't purchase as investments.

I currently work out of town 20 days a month so I only have about 8 days to meet up with somebody and learn.

Most folks do mailing lists to out of town owners and then slice the data from there.   

My wife handles leasing when she's in town, the young lady handles it when we're traveling or when we don't want to be bothered.

I have commercial land in the college town of Lawrence, KS.

or figure something out creatively2nd house Arv 160,000 built-in 2004 no updates purchased for 114,000. they're wanting full price 162,000. rent 1000, I'm thinking to offer 85,290.25 because that leaves room for a nice profit for my buyer and renovations and their closing costs.This seller is also asking 55000 for another home he owns but the arv is 30,000 because of the area which he purchased around the same time.

I live in North Riverside which is the neighboring town to Brookfield and have plenty of contacts in the area. 

I recently met an REI focused agent in VT who has built an area TK, and reviewing docs before any signatures or property.  

Many properties like this are grandfathered in because they were built prior to the zoning.
