The situation is as following, the Tenant's lease ends on Oct 31st 2021.I sent out a Lease renewal asking if they would like to renew, 38 days before the lease ends, it's been over 2 weeks and they only "verbally" said yes they want to renew, but havent responded to any of my texts for the past 2 weeks. ( I only sent 3 texts).I provided a deadline for make up their decision (Oct 8th) in that text, That was sent Sept 24th.Today, Oct 8th, I texted for AN URGENT reminder, put a note under the door reminding them that today is the last day to "decide".

Guaranteed rent payments, annual (or more often) inspections by the agency, constant pool of motivated tenants.

The house is a wreck and probably needs to be demolished, but I gave her my info, and she said she'd like to get rid of it (she's out of state and motivated to get it off her hands).

As she was leaving I asked her to text me when she was ready to drop off her application, so I could meet her in a designated location as I do not not like applicants to know where in the complex I live until they have been approved to move in. 

I'd pay the first round of treatments, while informing them (and have in lease) that they will be responsible for future costs of pests as motivation to keep the place clean.

Also forgot to mention that she did disassemble the panel box and send me a text of the wires,  saying that it was hazard which was not necessary.
