We have owned it for almost 3 years, with very good cash flow, but have recently discussed converting into condo's and selling as individual units due t my relocation out of state.  

I was lucky they didn’t assess me multiple violations over a couple month period because I was not aware of it.They don’t teach you in the guru classes to make nice with the city inspector office so they don’t fine you repeatedly for something as simple as grass lol. 

@Terry Madden do you buy individual condos or build the complexes yourself?

I’m just wondering if I could use my ability to not take immediate returns to partner up with individuals and maybe get into some deals that maybe someone looking to take x % right off the bat may not be able to.

I contacted a local agent to verify the individual estimated value of the homes.

Others prefer individually picking vendors one at a time and building a more complex but also more specialized team.

@Stacy Kiley it's somewhat difficult to teach here how to calculate income based on tax returns. 

. :)  But this is what the flipping Gurus teach and many have gotten in trouble promising 40k a month and you to can do that.realization is the average person unless they have access to a few million in cash and loans will never get to those volumes..

This is assuming that an individual is planning for Financial Freedom...vs "dominating the market" or shaming ones peers where ego is the actual value at hand.
