If they want  a freestanding structure like a platform/patio they can move when they leave I would consider but not a deck.

@Bob CollettThere's a lot of things to keep in mind when structuring this, such as who pays the taxes, insurance, etc on the property.

,I know I need to file taxes, do the bookkeeping, screen tenants, have strong leases, insurance, and know a bit more that the average dame when it comes to structural issues and maintenance since my parents were builders.  

You can defer the tax by reinvesting, but must structure a tax-deferred exchange (1031 Exchange) to do so.
