You do NOT want to be showing up on the wrong street, at the wrong time in those neighborhoods.

After about a year of slowly renovating (doing any work we could do ourselves) we noticed property value in the area was rising. 100k+, 140k+ homes were now on the market, and these homes didn't have what we do: a corner lot, garage and a safe family friendly park across the street.

I asked many mortgage brokers to help me get financing, but as soon as I mention that I was indicted by the Feds 3 years ago on drug conspiracy charge, they all put heir tails between their legs and run.

As far as 'good' resale, you probably to stay east of Kedzie avenue (between Kedzie and Pulaski) and south of 95th street (between 95th-103rd street).

Nate,We offer some properties at 7.5 to start but you are right, pretty tight on NNN single-tenant commercial returns, but better than anything Wall Street and banks are offering. 

Street that fully complies with city spec, curb gutter, side walks, off site improvements of city frontage, to name the big ticket items.

Holiday Inn on Hingham Street near Home Depot?  

Like most older homes built in the 50's and 60's, especially on this street, gutters are non-existent.
