What suggestions do you have for good accounting software starting out for keeping the books on investment properties?

I spent my savings on a paint sprayer and grew my knowledge on different paints and stains for fences, as well as application methods.

Knowing the basics of real estate, why RE has value, how to add value, what laws are applicable, knowing the customs and why they matter is where to start.

I can see on the applications what people make on average - rent has to be afforable as well; that does not mean cheap, but it has to be possible for people to afford rent.

Quickbooks seems to be the standard and it integrates with almost all software

Which are all the different applicable formulas one needs to learn and ace for real estate investment valuation/financial modeling.Thanking in advance.
