@Paulino MirandaHey I would give you some advice what I would do is there's a software called prop stream you can go there and you can find foreclosure and then you can skip trace the phone numbers and call the clients and try to grab a property like that that's how we get our properties

Now, when you're leasing get the parents to co-sign the lease (almost should be a must) that way if the student trashes your unit the parents are on the hook, or if they skip town or don't pay you can hit up moms and pops. then you might want to set aside more for maintenance and stuff, kids are just harder on things than adults.
