Unfortunately, as I am sure you are aware not every single transaction will go smoothly and when that happens someone is going to have a bad taste in their mouth. 

Short of physical damage that can be pinned on the teanants, I'd assume this is a lurking problem that finally reared its ugly head.If the garage door didn't work easily and smoothly then you should have had it fixed.

Overall the process was fairly smooth on our end, although its a little rough on the lender because of all the paperwork.

If you drive a lot then you will understand why I dont want to drive a 15k car to the junk yard in 4 years;) Also you might not like what a crn vic looks like but they are a smooth ride.Also when I have building materials in a car or a 7 year old boy wiping his dirty hands on the seats Im not to worried when I am driving a 5k car vs a 20k car.

The ability to 'smooth the edges' after-the-fact may well go far towards promoting a superior harmony and esprit de corp.stephen-----------

Pro-rations will be done in regards to utilities, taxes, rents etc...but per my management company, we want to ensure a smooth transition for the tenants more so than for us.
