Should I keep it with the house ( as direct tv ready,  although this is moot because they install for free with new sign up ) or make them pay direct tv to remove it no matter what?

If you want to add some type of a bonus structure on the acquisition side (or disposition when you sell down the road) you can consider doing that as well. 

Has anyone considered bonuses or penalties based on tenant surveys?  

The thought was to jump start the REI portfolio in an attempt to reach a tipping point & replace a significant portion of our current monthly income with the added bonus of equity & possible appreciation.

Bonus question - most the homes you would use BRRR don't qualify for FHA..

I would pay interest only and then a bonus after sale / refinance.

I came to the conclusion once I actually went to sign up for classes that I was looking at money well spent before I was able to start making some...

Now, things are looking up with both of us getting raises and bonuses so that is why we are considering trying to get to that equity mark to eliminate PMI.
