@Barshay GravesHey Barshay,I have never heard of the area you mentioned but can comfortable say that there are many other locations nationwide where you can purchase properties for under $50,000 in very desirable and solid B class areas.Thanks and have a great day.

I wonder whether someone who invests primarily in turnkeys, has found success in doing so, has no real desire to try any other form of real estate investing, and isn't a marketer, would tend to frequent sites such as BP.

You don't have to use Hilton mgmt, but it is desirable for the renter (and owner) because then you not only get the reservation ability but the renters and owners get access to the flood amenities at the property.

The people that I have seen make rentals work are those who are truly in it for the long haul and are paying cash for properties, or people buying multi-family of which there are not many and are the ones that are tend to be in less desirable areas.

I use 13 because when I work that against a less than desirable financing assumption (70LTV @ 6.5% over 20yrs) it gives me a CoC I can live with.
