You need to understand there are tenants living in the property, and it is an inconvenience to them and everybody involved, if you are unwilling to show some intention toward buying and not just looking.Don't seek advice from people that know nothing about the subject you are inquiring about.

I mentioned this in another thread, tell them if they do seek advice from an attorney that they need to be a real estate attorney, otherwise they will basically put their deal at risk as I don't deal with ambulance chasers in real estate matters.

The Mortgagee will not be inclined to take a short pay if the borrower was paid (by you for the Sub2) and if you wait too long to inquire for the principal reduction you will likely have issues with borrower participation.Notate as well, the Borrower who seeks principal reduction may be required by the Mortgagee to affirm they will reside in the property for another set of years.

@Patrick Jacques .Buy right, fix right, rent right,..make money in any market...In my metro area there are many schools and parents seek out those that meet their needs...One family rents my affordable home in order to pay college expenses for son..Both professionals, but gave up higher end rental home when he graduated high school.....Keep an open mind..
