Hi all,My name is Ray Southern and I'm looking to break into the world of REI.I've been a web engineer in Chicago for going on 15 years now, almost completely self-taught.It's been a great career, but I need to start looking ahead to retirement.I have no experience in real estate, except a condo I bought in 2008 as my primary residence, right before the market tanked.I'm still in the condo, did some refinancing, and plan on keeping it for good (great neighborhood), maybe renting it out if I start a family and need to move.My overall plan?

I've got fence/property line issues going on with my personal residence in Denver. 

In many of the Philly neighborhoods residents are being saturated with mailing, calls, and even knocks on doors offering to 'buy your home.'

I need a solution for managing real estate leads for my direct mail campaigns in a database.

As security deposits are the tenants money, it is not necessarily a perfect solution to ask the seller to cover these amounts, but it also creates great risk on my end if there are no security deposits in place. 

I offered them different solutions apart from my offer which is part of helping but I also realize it will cost me the deal.

If I can find a solution to solve them both, it could be a win-win. 

You can only use the VA loan if it's your residence.

I wish to cash out refinance, out of my VA loan, what is my current primary residence in order to generate some capital towards the 20-25% down payment on the investment property, and free up the complete amount of my VA loan.

I could tap the equity in my primary residence, roughly 350K as a nice down payment on a 1 mil apartment complex in Vegas.
